Today, I present to you a Technical Inspection of a Building (ITE) in Malaga.
The residence is located in Consolidated Urban Land according to the General Urban Planning Plan (PGOU) of Malaga.
This project has been carried out at RBM Architecture Studio by the architect Raúl Benítez Molina.
The ITE is a periodic technical inspection of buildings to determine their state of preservation. Its purpose is to perform a general check of the safety, watertightness, and habitability of the building, in this case, the residence. This report must be prepared for all protected buildings or buildings that are more than 50 years old.
In accordance with the ordinance, the following sections must be inspected:
- Structural safety, stability, and consolidation, with an indication of whether there are damages that originate from or affect structural elements that could compromise the building's stability.
- Safety related to interior, exterior, facades and party walls of the building or construction, especially the elements that may pose a danger to the public road or interior areas of the building.
- Watertightness, indicating the general condition of roofs, terraces, parameters, and exterior carpentry.
- General condition of plumbing and sanitation networks.
- Habitable or effective use state.
The municipal ordinance for the conservation and technical inspection of buildings states, "As a result of the inspection carried out, the Technical Report must record the outcome, unequivocally indicating whether the building meets the habitability conditions established in urban planning and land use regulations, or if it does not meet them, describing the observed deficiencies, their possible causes, and the proposed solutions."
Finally, a favorable report is drafted in accordance with the municipal ordinance, highlighting that the building is suitable for residential use as it complies with the safety, habitability, and sanitation standards required.
