Today, I present to you a file for the legalization of rehabilitation works on an existing residential property in Huétor Tajar, Granada.
The purpose of this report is to legalize certain construction works that were carried out and completed in a rural residential building located in a scattered development area of the municipality. The issued construction permit does not match what was actually executed.
The executed works include the following:
- Partial replacement of some deficient wooden beams with metal ones in the flooring.
- Replacement of wall, ceiling, and floor coverings with higher-quality materials.
This project was undertaken at RBM Architecture Studio by architect Raúl Benítez Molina.
The building in question is an attached rural construction with an interior courtyard designated for rural housing use. It does not possess any protection as per the current urban planning regulations. The plot's surface area is 212.70m², and the total constructed area is 288.30m², divided into two floors.
Following an examination of the executed works and a description of the property's location within the urban framework, the legalization of the works is justified as follows:
- The partial replacement of wooden beams is covered by Article 44 of the supplementary regulations of Huétor Tajar, which pertains to the rehabilitation of existing agricultural housing.
- The replacement of coverings in the property is part of the rehabilitation of an existing building for agricultural housing, justifiable under Article 44 of the municipality's supplementary regulations.
Therefore, after the promoter's justification of the actions and in the absence of a legal permit, the executed works in the property have been successfully legalized.
