The aim is to conduct a study of the works executed on the ground floor of the building, determining their impact and effect on the horizontal property and the dwelling located on the first floor.

This project has been carried out at RBM Architecture Studio by the architect Raúl Benítez Molina.

The report outlines the various non-compliances with current regulations following recent modifications, including:

- Common areas of the building are encroached upon, directly affecting private elements of the first-floor dwelling.

- The horizontal property's overhang and the upper-floor dwelling have been encroached upon.

- Privacy of the dwelling has been compromised.

- The rainwater drainage system on the roof has been modified, reducing the section and thus the effectiveness of the installation.

- Non-compliance with the technical code, document DB-SI, in terms of external fire spread.

Finally, the expert examination is successfully completed.
