Today I present to you a certificate of assimilated out-of-ordination (AFO) in Cuevas de San Marcos (Málaga).
The dwelling is located in Sectorized Urbanizable Land according to the Urban Planning Regulations of the municipality.
The plot is divided into three subplots: subplot number one, subplot number two, and subplot number three (providing access to the previous ones).
The building complex of subplot number one consists of four buildings: dwelling number one, with a single floor comprising a porch, living-dining room, bathroom, and kitchen. Additionally, there is a pool, barbecue, and basement.
The building complex of subplot number two consists of three buildings: dwelling number two, with a single floor consisting of a hallway, living-dining room, kitchen, hallway, dressing room, five bedrooms, two bathrooms, and laundry room. There is also a garage and a shed for utilities.
This project has been carried out at RBM Architecture Studio by the architect Raúl Benítez Molina.
This document includes the division of the two properties, allowing them to be registered independently.
The report details the compliance of the building complex with current regulations, demonstrating that the existing building complex is suitable for residential use, as it meets the minimum standards of safety, habitability, and hygiene required.
The goal is the division of the current plot into 2 separate plots, each with its own dwelling. After a long period of time, the division has been achieved, making it the first known case within the municipal area of Cuevas de San Marcos.
